Escrow, Title and Appraisals

Credits: 3

This course will deal with issues in escrow and title that licensees should know. The intricacies of opening escrow, how to make the closing smoother, how to handle problems that may arise in a transaction, how to handle liens and derogatory remarks in the prelim, how to handle FIRPTA and HARPTA clients will be discussed. Title issues, what is covered and not covered in a title policy, exceptions to the coverage and potential problems will be discussed. The ALTA policy is not what homeowners receive when they receive their title policy. Regular System and Land Court, grantor/grantee index, recording process will be introduced. The appraisal process, what is allowed and not allowed in an appraisal, components of how an appraiser determines value, the various types of appraisals used in today's market and other issues that licensees should know are introduced. This course is a must for licensees that think they know about escrow, title and appraisals but will be surprised to know how much they didn't know.
